Today’s buyer may be able to negotiate things like:
* Closing costs
* Rate buydowns
* Repairs
* Home warranties
* Closing dates
* Personal property
* Inspection contingencies
… just to name a few

2. Seller concessions are back 💰
Buyers may be able to negotiate for the seller to help with closing costs, repairs, or an interest-rate buydown. In May 2026, about 46% of U.S. home sellers provided concessions—the highest May level on record.

3. Fewer bidding wars 🙌
You generally have more time to think, compare homes, and make a thoughtful offer instead of feeling pressured to immediately compete against multiple buyers.

4. More choices 🔑
Increased inventory means buyers have more opportunities to find a home that actually fits their needs instead of settling because there aren’t enough options.
